The process of buying & building a home can seem a little daunting if you’ve never done it before – or even if you have. Here at HistoryMaker Homes, we like to make the path to owning one of our homes as easy as possible. Check out these simple steps to owning your HistoryMaker dream home.
1 PURCHASE AGREEMENT
The journey begins! The first step is signing the purchase agreement and submitting earnest money. Take a deep breath. You're on your way. Consider using one of our preferred lenders and you could receive additional incentives like showroom allowance, closing cost assistance, or title policy paid.
2 LOAN APPLICATION
Time to submit your initial loan application.
3 CONDITIONAL APPROVAL LETTER
Within 8 days of signing the purchase agreement, you should receive your conditional approval letter from your lender.
4 SHOWROOM APPOINTMENT
This is the fun part! You’ll visit the showroom at the first available appointment date or within 10 days of signing your purchase agreement. One of our experienced design consultants will guide you through this exciting process, as you pick out and price the options you want - from features to finishes, from cabinets to floors, and more.
5 PRE-START ACTIVITIES
After the excitement of dreaming up your new home, you might feel anxious without another "to-do." Rest easy. We're getting things done - like finalizing the building plans and obtaining necessary permits. It's all part of the build process.
6 BUYER START ORDER
Once your loan is approved and we've received your permit from the city, your home will be slotted into the schedule to begin construction. Your Field Manager will reach out to you to schedule a pre-start meeting to review your plans.
7 PRE-START MEETING
Open communication is essential to a smoother build with fewer surprises. Join us as we double-check that everyone is in agreement. In this meeting we will:
8 THE FOUNDATION
Time to build your new home! There's nothing quite like the thrill of knowing your foundation has been poured. It's not uncommon at this stage to feel like your home looks small. Don't worry, that will change as we start the frame.
9 THE FRAME
After the foundation is poured, skilled tradesmen will start the frame. At this point, you'll really start to get a feel for your new home.
10 PRE-DRYWALL MEETING
This is your opportunity to see "behind the walls", as you review the electrical, plumbing and HVAC systems and other details before the drywall is installed.
11 DRYWALL INSTALLED
Once the drywall is installed, you'll start to get a much better feel for your new home living spaces. (Walls and ceilings will do that, every time!)
12 FINISHING TOUCHES
It's not uncommon for homeowners to squeal with excitement as the trim, cabinets, and fixtures are installed. We won't judge. We love them, too!
13 QUALITY INSPECTION
Our Quality Inspectors evaluate every one of our homes with a top-to-bottom quality inspection. You can feel comfortable knowing you're buying a well-built home.
14 PRE-CLOSE MEETING
Your Field Manager takes you through the operation and care of your home’s systems. Our goal is for your home to be 100% complete at this time. If anything needs correcting, your Field Manager will document it and commit to a time to have it completed. No sweat.
15 FINAL SIGN-OFF MEETING
We'll walk through your new home with you and confirm that all of the items noted in the Pre-Close Meeting have been addressed.
16 THE CLOSING
This is it! After you sign the closing documents and finalize any closing costs and the down payment, your loan will be funded. Mission accomplished. Congratulations… it’s all yours!
17 CUSTOMER SERVICE MEETING
Our Customer Service Team is here to help, long after we hand over the keys. Even after you've settled into your new HistoryMaker Home, we're still available to answer any questions or help fulfill warranty service requests. If you're happy, we're happy.
